An existing substation and office building will be converted to create a mixed use building, housing a small scale retail unit and 2No. 2 bed flats on the upper levels. The design uses an innovative arrangement of recessed and projecting windows to bring daylight into the plan whilst dealing with the complexities of the site boundaries. The existing building will be over-clad with dark iridescent glazed tiles, a hint at the local vernacular of glazed brick and tile façades.
