This residential-led development in Tower Hamlets demonstrates our ability to solve complex urban challenges and unlock constrained sites.

Occupying a long-vacant plot at the edge of historic Wellclose Square, the project reinstates a lost urban frontage and strengthens a key pedestrian route to Swedenborg Gardens. We overcame major constraints including a difficult planning history, high pollution levels, and extensive underground infrastructure — notably a Victorian sewer and UKPN power lines.

Our design responds sensitively to its context, drawing inspiration from nearby Italianate architecture while introducing a strong civic presence through a colonnaded base and articulated brick façades. The scheme provides 24 homes — including affordable units — above active ground floor commercial spaces, unified by a single entrance and generous communal lobby that opens to Wellclose Alley.

Acoustic winter gardens buffer street noise, while the building’s structure is engineered to bridge over key subterranean elements.

We have secured planning permission for the site and construction is due to commence in 2026.
